Students will be contacted in early August by UM Housing to select a move in time-slot. Keep an eye out for more details over the summer. The first day of the Fall semester is Monday, August 26.

You may request a single or a double when filling out your Housing application. We recommend having a roommate during your first year in the RC! It’s a great way to get to know more of the RC community.

RC students typically receive information about their roommate in an email to their UM account in mid-late August.

If you have not done so already, be sure to fill out your Housing application! This is a required step for all incoming first-year RC students. You do not need to indicate you are an RC student to ensure correct placement in RC community housing, as Housing and the RC work together to ensure placement for RC students. You will receive your Housing application to your UM email account.

Move-in FAQ

When is RC move-in for Fall 2024?

Move-in for all students will take place August 20-23, 2024. Your specific move-in date and individual time slot will be emailed to you by  UM Housing  to your UM email address. RC students can plan to move in on the first and second days of move-in and will have the option of joining in on RC welcome activities. However, if your schedule requires you to move-in later, this is still possible. Contact UM Housing after receiving your move-in timeslot for any changes.

What should I expect during move-in?

What if I am part of a student group that moves in early, like the Michigan Marching Band or CS Kickstart?

Contact the organizers of the student group for your schedule, including move-in. UM Housing will still be communicating with you over email regarding your move-in date.

Email Scam Description

An email scam that impersonates U-M housing staff aims to induce the recipient to send personal information including U-M ID number to the scammer. The scammer uses a fake U-M email address to appear more legitimate.

How to Protect Yourself

Watch for fake or spoofed email addresses.  In this case the scammer uses an address that looks similar to a U-M address, but it ends in @gmail.com instead of @umich.edu.

Do not reply.  If you receive a suspicious message that appears to be from someone at U-M,  look for signs that the email is fraudulent . Most phishing and scams can be spotted quickly.  If you find obvious signs of a scam, delete the email, do not reply to it .

Verify and Contact.  If there are no obvious signs of phishing but the email content is suspicious (offers of jobs you have not applied for, or contact from someone you do not know, for example),  look up that sender's contact information in the  MCommunity directory  and email or call them yourself  instead of using the reply-to in email or the information provided in the email.

Report Phishing and other Email Abuse .  ITS Information Assurance has a process for reporting suspicious, abusive, or scam email. Your reports help us to tailor technical responses and provide warnings and guidance to the U-M community.

Hi there, this email serves to confirm that your enrollment deposit has been received and that you have been sent a link to the Michigan Housing application. If so, we can start processing your room assignment and housing enrollment.

If you have received a link to the housing application form, please respond to this email with your name, U-M ID, preferred residence hall, and, if you have a roommate request, their name and U-M email is required.

With this information, we will be able to direct you to the relevant hall director of your chosen residential hall. The hall director, who will assist you in completing and submitting your housing application, will send you an email.

Please let us know in your response if you have not yet gotten a link to the Housing Application form in addition to the previously required information so that we may look into and address your concerns.

Survey finds rare bipartisan agreement on housing issues among US voters

A new poll conducted for the Financial Times and University of Michigan’s Ross School of Business finds neither the Democrats nor the Republicans have a clear advantage on housing affordability.

Brian Connolly , assistant professor of business law, notes housing remains one of the few areas of bipartisan agreement—reflecting a consensus that housing costs are a problem and the U.S. must make it easier to build needed housing.

He offers insights on what he describes as a “unique dataset and perspective,” as he’s seen little polling on housing and the election generally.

  • “Housing is a pocketbook issue. By a wide margin, people are more concerned about their ability to afford housing where they want to live, rather than other problems associated with unaffordable housing, like housing’s impact on economic growth, the ability of essential workers to live in their communities, racial and income segregation, or environmental sustainability.”
  • “Costs are a concern across the income spectrum. A full 60% of poll respondents earning more than $100,000 per year ranked their own ability to afford housing as one of their two-three concerns—remarkable given their high incomes—and it demonstrates the housing crisis poses problems far beyond low-income households.”
  • “Perhaps understandably, older voters, who may have more stable, longer-term housing situations, are less concerned about their own ability to afford housing than are younger people. Older respondents also showed relatively greater concern about the impact of housing costs on national economic growth or the ability of essential workers to live in their communities than did younger people.”
  • “Unsurprisingly, renters, whose housing expenses tend to be less predictable than those of homeowners, were far more concerned about their own ability to afford housing where they want to live, but 64% of homeowners ranked their own ability to afford housing where they want to live as a top-three concern and 35% ranked it as their top concern. These figures suggest a lot of homeowners either want to move somewhere else but can’t afford it or are cost-burdened in their current housing arrangement.”
  • “Housing is viewed principally as an economic issue, rather than a social or environmental issue. While 71% of respondents ranked their own ability to afford housing as a chief concern and 57% of poll respondents ranked the effects of housing costs on national economic growth as one of their chief concerns, only 38% of respondents ranked housing costs’ effects on environmental sustainability as a chief concern, and just 36% similarly ranked them on racial and income segregation. By a substantial margin, however, nonwhite respondents were more likely to rank housing costs’ effects on racial and income segregation and environmental sustainability as chief concerns.”
  • “Concern about one’s own ability to afford housing was evenly distributed, with about 70% of Democrats, Republicans and independents ranking that issue among their top concerns. Republicans and independents were more likely to rank their family members’ and friends’ ability to afford housing near them as a top concern, and Republicans were more likely to rank housing costs’ effects on national economic growth as a top concern, whereas Democrats were more likely to rank housing costs’ effects on racial and income segregation and environmental sustainability as top concerns (although more than a quarter of GOP voters ranked these within their top-three concerns).”
  • “Housing remains one of the few areas of bipartisan agreement, and poll results are consistent with what’s seen nationwide at the state and local levels. For instance, in recent years, the Democratic-controlled legislatures in California and Massachusetts and the Republican-controlled legislatures in Montana and Utah have adopted remarkably similar measures to ease regulatory constraints on housing construction—reflecting a broad consensus that costs are a problem and the U.S. must make it easier to build needed housing.”

The FT-Michigan Ross Poll is conducted by Democratic polling firm Global Strategy Group and Republican polling firm North Star Opinion Research. It surveys an online sample of about 1,000 registered voters from a variety of socioeconomic groups across the country and has a margin of error of plus or minus 3.1 percentage points at 95% confidence level.

New study finds housing value for Detroit Black homeowners increased nearly $3 billion between 2014-2022

(CBS DETROIT) - A study from the University of Michigan found that the housing value for Black homeowners in Detroit gained $2.8 billion between 2014 and 2022.

The Poverty Solutions  study , titled "The Growth of Housing Wealth in Detroit and its Neighborhoods: 2014-2022," found that the net housing value for Black homeowners grew from $3.4 billion in 2014 to $6.2 billion in 2022, an 80% increase. Additionally, the net value of owner-occupied homes in the city nearly doubled from $4.2 billion in 2014 to $8.1 billion in 2022, amounting to a 94% increase in housing wealth. 

Home value grew the most in neighborhoods with the lowest property value and highest poverty value, according to the study.

"The findings in this report illustrate how far Detroit's housing market has come since 2014 in recovering from the devastating effects of the Great Recession," read the report. "Whereas many homeowners lost their homes or left the city when Detroit's housing market began to collapse, most of those who remained have seen their home values appreciate, providing an opportunity for them to rebuild their equity."  

The report looked into housing values after the city filed for Chapter 9 bankruptcy in 2013 and whether the property value growths were distributed equitably across multiple neighborhoods and racial populations.

In the Condon neighborhood, the median home sale value was $7,500 in 2014 and grew to $71,700 by 2022. Other neighborhoods, including Jefferson/Mack, Kettering, Springwells and Davison, saw a 300% or more increase.

The study also showed neighborhoods with high concentrations of Hispanic and Latino populations witnessed the largest increase in home value.

"For the past nine years, the active members of 600 organized block clubs and neighborhood associations in the city have been working to rebuild their neighborhoods. The $3 billion in new home wealth they have created and earned is a direct result of their dedication and hard work," said Detroit Mayor Mike Duggan.

Duggan credited the improvements to residents and city employees who contributed to several initiatives, including the renovation of city parks and recreation centers, addressing vacant homes and the cleaning of overgrown alleys.

"There has been a huge shift for the better in Detroit's home values, driven largely by the improvements being made in neighborhoods. My follow realtors and I have been seeing this shift for years. Black owned homes are rising in value and Black families are gaining the most family wealth," said Ken Scott, past president of the Greater Detroit Realtist Association and Detroit Association of Realtors. "And while home values have risen dramatically, there is a lot of growth yet to come. Detroit homes are beautiful and dollar-for-dollar still a great value."

Home prices could continue to climb this year, as the housing market isn't nearly as loose as prospective homebuyers may think, according to Capital Economics. 

The research firm pointed to the recent uptick in housing inventory, with new listings on the market up 16% compared to levels last year. That's renewed some hope that home prices will eventually come down , or slow their pace of increases, but housing affordability is unlikely to improve, the firm said, forecasting another 5% surge in home prices this year. 

While new listings show a greater number of homes hitting the market, active listings are still around 400,000 short of "normal" levels, Capital Economics estimated, which suggests that an imbalance of supply and demand is still weighing on affordability.

Mortgage rates also remain elevated, with the 30-year fixed rate clocking in at 6.8% the last week, according to Freddie Mac data. High rates have discouraged existing homeowners  from listing their properties for sale — and the negative effect that has on inventory will likely continue, Capital Economics said, given that mortgage rates are only expected to ease to around 6.5% by the end of the year. 

"We think that reports of a wave of new resale supply coming onto the market are overblown. While the number of homes being listed for sale has increased compared to last year, it is still low by historical standards, as mortgage rate 'lock-in' continues to curb the number of homes put up for sale. That supports our upbeat call on house prices this year," Thomas Ryan, the firm's property economist, said in a note on Tuesday.

If anything, the housing market looks even "tighter" than it was a year ago, Ryan added. While inventory remains in short supply, the demand for homes has grown hotter, with houses on the market selling three days faster on average than last year, according to Realtor.com data.

Home prices jumped 5.5% in 2023, thanks to a combination of high mortgage rates and low inventory levels. As of February 2024, home prices were already up 6.4% from levels recorded last year, with the median sales price of a home clocking in at over $412,000, according to Redfin.  

"Ultimately the key to a full recovery in existing homes is much lower mortgage rates," Ryan said. "That tight supply paired with a recovery in buyer demand should keep competition for homes strong and support prices."

Other real estate economists have warned housing affordability won't significantly improve for at least the next few years. That's because it will take time to build enough inventory for supply and demand to balance out , experts told Business Insider.
